Real Estate Tokenization at the DLD

In March 2025 the Dubai Land Department announced its Real Estate Tokenization pilot, becoming the first land registry in the region to formally place title-deed-backed assets on a public blockchain. On 25 May 2025, the project's first consumer-facing platform, Prypco Mint, went live in partnership with the DLD and VARA - allowing fractional investment in tokenised Dubai title deeds (issued on the XRP Ledger). This is a meaningful step toward tamper-proof ownership records, fractional liquidity, and broader investor participation.

Real Estate Tokenization Beyond DLD

Private-sector tokenization is also accelerating. In May 2025, MAG, MultiBank Group, and Mavryk announced a USD 3 billion programme to tokenize MAG's luxury Dubai developments. Several DIFC- and ADGM-licensed platforms are building infrastructure for tokenized real estate funds. Tokenization lowers the entry barrier for investment, increases liquidity, and enables global participation in the UAE property market.
